Many people search for a 'Dubai rental agreement Word document' hoping to fill a template in Microsoft Word and use it. Unfortunately, that's not how Dubai's system works. The only acceptable format is the official DLD Unified Tenancy Contract PDF. Here's why, and what to use instead.
Why Word documents aren't accepted by Ejari
Ejari (Dubai's rental registration system) requires the exact official DLD Unified Tenancy Contract v1.4 format. Why this matters:
- The DLD template is government-issued — same form for every Dubai rental
- Standard clauses are fixed government text that cannot be modified
- The bilingual layout (Arabic + English side by side) must be exact
- Field placement and structure must match for Ejari's automated validation
- Custom Word docs cannot replicate the exact official format
What happens if you use a Word document
- Ejari registration rejected at submission
- Contract has no legal standing in the RERA Rental Dispute Centre
- Cannot connect DEWA, chiller, or other utilities tied to Ejari
- Tenant cannot renew residence visa (Ejari is required proof)
- Cannot enrol children in Dubai schools
- Cannot enforce any contract terms if a dispute arises
In short: a Word-document rental agreement is essentially worthless in Dubai's legal system.
The official format is PDF — and free
The DLD Unified Tenancy Contract is distributed as a PDF — bilingual, 6 sections, ~5-6 pages. You can:
- Generate a fully-filled PDF free at tenancycontract.com (3 minutes, AI auto-fills)
- Download the blank PDF template from the Dubai REST app and fill manually
- Pay a typing centre AED 150-300 to fill the PDF for you
Can I convert the PDF to Word for editing?
Technically yes — but it defeats the purpose. The PDF format is what Ejari accepts. If you convert to Word, edit, then save as PDF again, the resulting file won't match the official format byte-for-byte and may be rejected by Ejari's validation.
The right approach: use tenancycontract.com's online generator to edit the fields, then download the final PDF. All editing happens on screen before PDF generation — no Word conversion needed.
What if I want a Word backup for my records?
Keep your signed PDF as the master copy. If you want a Word copy for personal records:
- Use Adobe Acrobat → Export to → Microsoft Word
- Or use any free PDF-to-Word converter (Smallpdf, ILovePDF, etc.)
- The Word version is for your records only — Ejari only accepts the original PDF
