How This Differs from a Furnished Apartment Contract

If the same unit was furnished, two fields would change: the security deposit would be AED 9,500 (10% instead of 5%), and the Additional Terms would include an inventory list of all furniture and appliances. The total payable upfront would be roughly AED 5,000 higher.

Frequently Asked Questions

Where can I see a sample Dubai tenancy contract?+

Above is a complete sample for a Dubai Marina 1BR apartment with realistic 2026 numbers and every field filled. The blank DLD template is available on the Dubai REST app, but seeing a filled example makes it much easier to understand each field.

What's a normal annual rent for a Dubai Marina 1BR in 2026?+

Approximately AED 85,000–110,000 for unfurnished, AED 100,000–130,000 for furnished. Exact rates vary by tower, view, and floor. Check the RERA Rent Index for your specific building.

How is the security deposit calculated in the sample contract?+

AED 4,750 = 5% of AED 95,000 annual rent (because the unit is unfurnished). For furnished it would be 10% = AED 9,500.

Why are there 4 cheques in the sample?+

Quarterly cheques (every 3 months) is the most common payment arrangement in Dubai. Other options: 1 cheque (often earns 5–10% rent discount), 2, 6, or 12 cheques.

What if my contract details don't match the sample exactly?+

Every contract is unique to its property and parties — the sample is a template, not a fixed format. The required fields are the same, but values change. Generating yours online auto-fills based on your actual title deed and IDs.

Is this sample contract legally valid?+

It's a sample — not a contract you can use yourself. To get a legally valid contract, you must use the official DLD Unified Tenancy Contract template, filled with your own property and party details. Generate yours free at tenancycontract.com.
