Ejari registration is mandatory for every tenancy contract in Dubai. Without it, you cannot get a DEWA connection, renew your residence visa, or take legal action against a landlord or tenant. This guide explains everything you need to know about Ejari in Dubai.
What is Ejari?
Ejari (Arabic for 'my rent') is the official tenancy contract registration system in Dubai, managed by RERA (Real Estate Regulatory Agency) under the Dubai Land Department. Every tenancy contract in Dubai must be registered on Ejari by law under Dubai Law No. 26 of 2007.
Why is Ejari Registration Required?
- Required to connect DEWA (electricity and water)
- Required to renew your UAE residence visa
- Required to open a PO Box in Dubai
- Required to enroll children in Dubai schools
- Protects both landlord and tenant legally
- Required for any rental dispute with RERA
Documents Required for Ejari Registration
- Signed original tenancy contract (DLD Unified format)
- Tenant's Emirates ID (original)
- Landlord's Emirates ID or passport
- Property Title Deed copy
- Previous Ejari certificate (if renewal)
How to Register Ejari Online — Step by Step
Ejari Registration at a Typing Centre
If you prefer to register in person, visit any RERA-approved typing centre in Dubai. Bring all original documents. The fee is the same (AED 220) but typing centres may charge an additional service fee of AED 100–150.
How Long Does Ejari Registration Take?
Online registration via the Dubai REST app takes 15–30 minutes and the certificate is issued the same day. In-person at a typing centre typically takes 1–2 hours depending on the queue.
