What format does Ejari accept?
Only the DLD Unified Tenancy Contract v1.4 — issued by the Dubai Land Department, mandated by RERA. This is the official template. No other rental contract format registers on Ejari, regardless of how legally drafted it might be.
Required elements of an Ejari-acceptable tenancy contract
- DLD Unified Tenancy Contract v1.4 form structure (six sections)
- Bilingual Arabic / English layout
- Both parties' wet-ink signatures on every page
- Filled mandatory fields (owner, tenant, property, dates, financials)
- Property details matching the title deed exactly (plot, property number, DEWA premises)
- Security deposit within legal cap (5% unfurnished / 10% furnished)
- Contract dates with at least 12-month period for residential Ejari
Why custom contracts get rejected
Common rejection reasons:
- Not using the official DLD form (instant rejection)
- Using an older DLD version (sometimes accepted, sometimes not — use v1.4)
- Missing signatures on one or more pages
- Wrong DEWA Premises Number (number doesn't match the unit)
- Wrong plot number or property number (mismatch with title deed)
- Security deposit above 5% or 10% legal cap
- Contract dates overlapping with existing Ejari for the same property
