Post-Dated Rent Cheques in Dubai: How to Write Them
Last updated 25 October 2026
Monthly bank transfers are growing, but most Dubai leases still run on a stack of post-dated cheques. Here's how to get them right.
How many cheques?
The law doesn't fix a number — it's agreed between the parties and written in the contract's Mode of Payment field. Common options: 1, 2, 4, 6 or 12 cheques a year.
Writing post-dated cheques
1
Payee
Exactly the landlord's (or company's) name as agreed in writing.
2
Amount
Annual rent divided by the number of cheques — check the total matches the contract.
3
Date
Each instalment's due date. Keep a list of cheque numbers and dates.
4
Record it
Put the schedule in the contract's additional terms and keep copies of every cheque.
The landlord must give a notice to pay; eviction is only possible if unpaid 30 days after the notice (Article 25). Full guide: bounced rent cheque in Dubai.
There is no legal number; it is agreed between landlord and tenant. 1, 2, 4, 6 or 12 cheques are common. Fewer cheques often help negotiate a lower rent.
Who should the rent cheque be made out to?
The landlord named on the tenancy contract (or their company or authorised manager), exactly as written. Ask for it in writing before you write the cheques.
Where do I record the cheques in the contract?
In the 'Mode of Payment' field of the DLD Unified Tenancy Contract, and list cheque numbers and dates in the additional terms or a schedule.
What happens if a rent cheque bounces?
The landlord serves a notice to pay through a Notary Public or registered post; if not paid within 30 days, they can seek eviction at the Rental Disputes Centre (Article 25(1)).
