tenancycontract.com ("Platform", "we", "us", "our") is an online document generation service that assists users in preparing tenancy contracts in compliance with Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA) standards. The Platform is operated from the United Arab Emirates.

The Platform is a technology tool designed to assist in populating the official DLD Unified Tenancy Contract (v1.4) template based on information provided by the user. The Platform does not:

• Provide legal advice, legal representation, or legal opinions
• Verify the accuracy, completeness, or legality of any information entered by users
• Guarantee that any contract generated is suitable for any specific legal purpose
• Provide Ejari registration services or act as an authorised Ejari typing centre
• Act as a real estate broker, agent, or legal professional

You are strongly advised to seek independent legal advice from a licensed UAE legal professional before executing any tenancy contract. Use of this Platform does not create an attorney-client relationship.

By using the Platform, you represent and warrant that:

• You are at least 18 years of age and have the legal capacity to enter into binding agreements
• All information you provide is accurate, complete, and not misleading
• You are using the Platform for lawful purposes only
• You will not use the Platform to generate fraudulent, forged, or otherwise illegal documents
• You are solely responsible for the accuracy of all contract details entered

All content on the Platform, including but not limited to software, source code, design, graphics, text, and user interface, is the exclusive intellectual property of tenancycontract.com and is protected under applicable UAE and international intellectual property laws.

The DLD Unified Tenancy Contract template is the property of the Dubai Land Department. We use it under applicable regulatory frameworks for the sole purpose of assisting users in document preparation.

You may not copy, reproduce, distribute, modify, or create derivative works from any Platform content without express written permission.

The Platform uses artificial intelligence to extract data from uploaded documents (Emirates ID, passport, title deed). You acknowledge that:

• AI extraction is not 100% accurate and errors may occur
• You are solely responsible for reviewing and verifying all extracted data before generating a contract
• Uploaded documents are processed securely and are not retained beyond the session period
• You must not upload documents belonging to third parties without their explicit consent

The Platform facilitates electronic signatures via unique signing links. You acknowledge that:

• Electronic signatures generated via this Platform constitute your binding agreement to the contract terms
• Signing links expire after 48 hours
• You are responsible for ensuring the correct parties receive and execute the signing links
• The Platform does not independently verify the identity of signatories
• Under UAE Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Trust Services, electronic signatures may be legally recognised subject to applicable conditions

Certain features of the Platform are offered on a paid basis. All fees are stated in UAE Dirhams (AED) and are inclusive of applicable VAT where required. Payments are processed securely via Stripe.

Refund Policy: Due to the digital nature of the service and immediate delivery of generated contracts, all sales are final. No refunds will be issued once a contract has been successfully generated. In the event of a technical error preventing document generation, please contact us within 24 hours for a review.

To the fullest extent permitted by applicable UAE law:

• The Platform is provided 'as is' without any warranty of any kind
• We shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of the Platform
• We shall not be liable for any errors, omissions, or inaccuracies in contracts generated based on user-provided information
• Our total aggregate liability shall not exceed the fees paid by you in the 30 days preceding the claim

You agree to indemnify, defend, and hold harmless tenancycontract.com, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including legal fees) arising out of or relating to your use of the Platform, your violation of these Terms, or your violation of any rights of a third party.

Your use of the Platform is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Platform, you consent to the collection and processing of your personal data as described therein, in compliance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data.

We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting to the Platform. Your continued use of the Platform following any changes constitutes your acceptance of the revised Terms. We will update the "Last updated" date at the top of this page when changes are made.

These Terms shall be governed by and construed in accordance with the laws of the Emirate of Dubai and the United Arab Emirates. Any dispute arising from or relating to these Terms or the Platform shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

If any provision of these Terms is found to be invalid or unenforceable, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions shall remain in full force and effect.
