Slot 1: Utility responsibility
Sample: 'Tenant responsible for all DEWA, internet, chiller, gas bills. Landlord responsible for community/service fees.'
Slot 2: Maintenance split
Sample: 'Landlord responsible for structural, external, roof, load-bearing walls. Tenant responsible for internal repairs, AC servicing, minor plumbing below AED 500 per incident.'
Slot 3: Early termination
Sample: 'Tenant may terminate early with 60 days written notice AND penalty of 1 month rent. Landlord may not terminate except for legally recognised causes.'
Slot 4: Renewal notice
Sample: 'Either party wishing to non-renew or amend must provide 90 days written notice before contract end. Absent notice, contract continues on same terms.'
Slot 5: Pet policy
Sample: 'No pets permitted without Landlord's prior written consent.'
Slot 6: Subletting
Sample: 'Tenant may not sublet without Landlord's prior written consent.'
Slot 7: Occupancy limit
Sample: 'Maximum 4 adult occupants. Additional occupants require written approval.'
Slot 8: Handover condition
Sample: 'Property returned in same condition as received, normal wear excepted. Joint move-out inspection. Damage deducted from deposit against documented receipts.'

Clauses to REFUSE
- Tenant liable for major structural repairs (illegal)

- Any clause violating Dubai law (void)
