Dubai tenancy contracts don't renew automatically — you need to issue a new DLD contract for each renewal period. The renewal letter is your formal notice of intent to renew. Here's a free template plus the full process.
The 90-day rule
Either party (landlord or tenant) must give 90 days written notice before the contract end date if they want to change anything — rent, terms, or non-renewal. If no notice is given:
- Contract continues on the same terms
- Rent cannot be increased
- Tenant can stay until either party gives 90-day notice for a future change

To: [Landlord's full name]
Subject: Tenancy Contract Renewal Request — [Building name, Unit number]
Dear [Landlord's name],
Reference: Tenancy Contract dated [contract start date], ending on [contract end date], registered on Ejari under certificate number [Ejari number].
I am writing to formally express my intent to renew the above tenancy contract for a further period of 12 months, effective [new contract start date].
I propose the following renewal terms:
- Annual rent: [AED amount — same as current OR within RERA Rent Index cap]
- Mode of payment: [same as current — e.g. 4 cheques]
- Security deposit: [no change required if already 5% / 10% cap]
- Additional terms: [any specific changes — parking, pets, maintenance split]
Please confirm acceptance of these terms in writing so we can generate the new DLD Unified Tenancy Contract and re-register Ejari within 30 days of the new contract start.
If any of these terms need adjustment, please share your preferred terms within 14 days so we can finalise before the 90-day window expires.
Sincerely,
[Your name + signature]
