Important Rules
- Caps are set by Dubai Law No. 26 of 2007. Anything above 5% / 10% is unenforceable.
- Landlord must return the deposit within 30 days of vacate, minus legitimate damage deductions.
- Deductions require receipts/invoices. Normal wear and tear isn't deductible.
- Disputes go to the RERA Rental Dispute Centre (filing fee 3.5% of disputed amount, min AED 500).
