Ejari Documents Request from Landlord Dubai — Free Tenant Template

Quick answer

Ejari registration requires a title deed copy, both parties' Emirates IDs and a recent DEWA bill. If your landlord is slow to provide their documents, the 30-day Ejari deadline still runs — put the request in writing. Free English, Arabic and WhatsApp templates below auto-fill your details.

Subject: Documents Required for Ejari Registration — Unit 1502, Marina Diamond 5, Dubai Marina
Dear Mohammed Al Maktoum,

Further to the tenancy contract we signed for Unit 1502, Marina Diamond 5, Dubai Marina on 1 September 2026, I am writing to formally request the documents I need to register the tenancy on Ejari.

Ejari registration is mandatory within 30 days of the contract start date under the RERA rules. Without registration, I cannot connect DEWA, renew or transfer my residence visa, enrol my children in a Dubai school, open certain bank accounts, or bring any dispute to the Rental Dispute Settlement Centre.

To complete the registration I require the following:

1. A clear copy of the property title deed
2. A copy of your Emirates ID (front and back), or passport if you are not a UAE resident
3. A recent DEWA bill for the property (showing the premises number)

The Ejari deadline for our contract falls on 1 October 2026. It has been 8 days since signing. Please send the documents at your earliest opportunity so registration can be completed on time.

If there is any issue with the documents (for example, an outdated deed or a shared DEWA account), please let me know so we can find a workable path.

Yours sincerely,
John Smith
9 September 2026

When to use this letter

  • You have signed the contract but not received landlord documents
  • The 30-day Ejari deadline is approaching
  • The landlord is delaying without explanation

What Dubai law says

Ejari registration is mandatory under RERA within 30 days of the tenancy contract start date. It is the practical prerequisite for DEWA connection, visa renewal, school enrolment, banking, and any Rental Dispute Centre case. The tenant is typically responsible for filing, but the landlord's documents are required inputs.

How to deliver it

Email is sufficient for this stage; WhatsApp acceptable for informal follow-up.

If they ignore it

If the landlord persistently refuses to provide documents, note that the delay is their fault in writing. If the tenancy is ultimately unregistered because of landlord obstruction, file at the Rental Dispute Centre — the landlord's own contract enforcement rights are limited without Ejari.

Frequently asked

What documents does the landlord need to provide for Ejari?

Title deed copy, Emirates ID or passport, and a recent DEWA bill for the property (for the premises number).

Who registers Ejari — landlord or tenant?

Either can, but typically the tenant registers because they are the one who needs the certificate for visa, DEWA and school. The landlord's documents are still required.

What if the landlord refuses to give the title deed?

Put the refusal in writing. You can still start the Ejari process with the contract, IDs and DEWA bill, and note the landlord's obstruction. In practice, most landlords eventually cooperate because Ejari also protects their enforcement rights.

How much does Ejari registration cost?

AED 220 total: AED 195 registration + AED 25 knowledge and innovation fee. Paid via the Dubai REST app or a typing centre.

What if I miss the 30-day Ejari deadline because of the landlord?

Register as soon as documents are available. Keep evidence of your requests. Delay caused by the landlord does not disadvantage you in a subsequent dispute.

Can Ejari be done online?

Yes, entirely through the Dubai REST app in about 15-30 minutes once you have all documents. Certificate issued digitally immediately.
