Final Warning to Landlord Before RERA Dispute Filing — Dubai Template

Quick answer

Before filing at the Dubai Rental Dispute Settlement Centre, send a formal final warning giving the landlord 7 days to resolve the issue. This strengthens your case by showing you attempted to resolve amicably and reduces the chances of the case being dismissed for lack of pre-filing communication.

Subject: FINAL WARNING — Rental Dispute Filing — Unit 1502, Marina Diamond 5, Dubai Marina
Dear Mohammed Al Maktoum,

I am writing to give you formal final warning regarding failure to return security deposit of AED 5,000 despite my demand of 20 August 2026 in respect of Unit 1502, Marina Diamond 5, Dubai Marina (Ejari 1234567890).

Despite my previous written communications, this matter remains unresolved. I hereby give you 7 days from the date of this letter, i.e. until 16 September 2026, to resolve the issue in accordance with Dubai Law No. 26 of 2007 and its amendments.

If this deadline passes without a satisfactory resolution, I will file a case at the Rental Dispute Settlement Centre without further notice. My claim will include:

1. The original relief sought (as above)
2. The filing fee of approximately AED 3500 (3.5% of annual rent AED 100000)
3. Reasonable legal costs
4. Interest and any compensation the Centre awards

I would strongly prefer to resolve this without proceedings. Please treat this letter with the seriousness it merits.

I confirm that I have kept full records of all our communications, and that copies of all supporting documents (tenancy contract, Ejari certificate, prior correspondence) are ready for filing.

Yours sincerely,
John Smith
9 September 2026

What Dubai law says

There is no strict pre-litigation notice requirement at the Rental Dispute Settlement Centre, but the Centre expects and rewards good-faith attempts to resolve. A dated written final warning strengthens the file, weakens the respondent's position, and often produces settlement.

How to deliver it

Email plus registered post via Emirates Post. Retain proof of delivery.

If they ignore it

If the deadline passes: file at the Rental Dispute Settlement Centre. Fee is 3.5% of annual rent, minimum AED 500, maximum AED 20,000. Typical time to hearing: 30-60 days.

Frequently asked

Do I have to give warning before filing at the Rental Dispute Centre?

Not strictly required, but strongly recommended. A final warning shows good faith, may produce settlement, and strengthens your case if it does proceed.

How much does filing at RDC cost in Dubai?

3.5% of annual rent, minimum AED 500, maximum AED 20,000. Cost is normally awarded to the winning party.

How long does a Rental Dispute Centre case take?

Typical hearing within 30-60 days of filing. Judgment usually within another 2-4 weeks. Appeals are possible but rare.

Yes. Lawyers are permitted but not required. Many tenants and landlords represent themselves successfully. Bring organised documentation.

What if the landlord ignores an RDC judgment?

The Centre's decisions are enforceable by the Dubai Courts' execution department. Assets can be attached and evictions ordered.

Can WhatsApp evidence be used at RDC?

Yes. Dated WhatsApp messages are admissible. Screenshots printed with clear timestamps are treated as documentary evidence.
