What Dubai law says

Article 25 of Dubai Law No. 26 of 2007 (as amended by Law No. 33 of 2008) requires either party wishing to terminate or not renew a tenancy to provide written notice at least 90 days before the contract expires. Notice given fewer than 90 days before the end date is legally invalid and the contract auto-continues on the same terms for a further period.

How to deliver it

Send by email with a read receipt, AND by registered post via Emirates Post to the address on the tenancy contract, AND retain a WhatsApp message for supplementary evidence. Never rely on WhatsApp alone.

If they ignore it

If the recipient ignores the notice, the notice itself is still legally valid provided you have proof of delivery. Keep the email tracking, the postal receipt and any read confirmations. If a dispute arises about whether the notice was given, file at the Rental Dispute Settlement Centre (RDC) with the AED 500-20,000 filing fee (3.5% of annual rent, capped).
