What Dubai law says

Rent increases in Dubai are capped by RERA Decree No. 43 of 2013 based on how far below market rate current rent sits: 0% increase permitted where current rent is within 10% of market, up to 20% where rent is more than 40% below market. Article 14 of Law No. 33 of 2008 requires 90-day written notice before the end of the contract. Notice served later, or an increase exceeding the RERA cap, is legally invalid and the tenant can refuse it.

How to deliver it

Email plus registered post via Emirates Post is standard. WhatsApp is supplementary. Attach evidence of the RERA Rent Index calculation (screenshot from Dubai REST app or the RERA calculator) so the tenant can verify.

If they ignore it

If the tenant refuses a lawful increase and does not vacate, the landlord can file at the Rental Dispute Settlement Centre. If the tenant accepts, generate a fresh tenancy contract at the new rent and re-register Ejari.
