- 1-Bedroom: AED 38,000 – 62,000
- 2-Bedroom: AED 55,000 – 90,000
- 3-Bedroom: AED 75,000 – 130,000
Wide variation by building age. Newer buildings near metro stations command premiums. Older 1980s-1990s towers sit at the lower end.
Partition Apartments — Be Cautious
Deira and Bur Dubai have many physically-partitioned apartments offering room-rentals or 'bed space' for AED 1,500-3,500 per month. These are often illegal — partitioning without Dubai Municipality approval violates bylaws, and the partitioned spaces typically aren't registered on Ejari. Risks:
- Can't register Ejari → no DEWA, no visa support, no school enrolment
- Crackdowns can force eviction within days
- No legal protection if landlord defaults
- Often overcrowded and not up to safety code
If your budget genuinely needs you in this segment, prefer a licensed co-living operator over a partition apartment.
Deira / Bur Dubai Tenancy Contract Specifics
- Older buildings often have explicit landlord-pays-major-maintenance clauses (push for this)
- Many do NOT use district cooling — DEWA-only utilities (lower bills)
- Parking can be limited or paid extra
- Some buildings have weekly rent options for short stays — but not Ejari-eligible
- More common to find 1-cheque arrangements due to lower rent totals
Cheque Conventions
- 1 cheque — very common
- 2 cheques — frequent for 2BR / 3BR
- 4 cheques — less common but available
- Monthly (12 cheques) — rarely accepted at this price level
What to Verify Before Signing
- Property is registered to the named landlord (request title deed)
