Renting your first place in Dubai? The DLD Unified Tenancy Contract is what you'll sign — it's the same legally-required form for every rental in the city. This guide walks you through what to check before signing, what to negotiate, and what to do after to protect yourself.
Before You Sign: What to Verify
- The landlord is the actual title-deed holder (ask to see it)
- Property Number on the contract matches what you saw at viewing
- DEWA Premises Number matches the actual unit
- Annual rent and number of cheques match what you verbally agreed
- Security deposit is no more than 5% (unfurnished) or 10% (furnished) of annual rent
- Contract uses the official DLD Unified format (not a custom template)
Documents You'll Need to Provide
- Emirates ID (or passport with UAE entry stamp if non-resident)
- Salary certificate or 3 months bank statements (most landlords request)
- Security deposit (cash transfer or manager's cheque)
- Post-dated rent cheques (1, 2, 4, 6, or 12 — agreed with landlord)
- Agency commission cheque (5% of annual rent, if going through an agent)
What You Can Negotiate
Many first-time tenants assume the landlord's terms are fixed. They are not — most fields in the DLD contract's Additional Terms section are negotiable:
- Number of cheques (fewer cheques sometimes earns rent reduction)
- Maintenance split (push for landlord to cover major AC servicing)
- Parking allocation (get specific bay numbers in writing)
- Pet policy (clarify before signing — you can't add pets later)
- Renewal notice period (longer notice protects you)
- Early termination clause (negotiate a reasonable exit penalty)
Walking Through the DLD Contract
The contract has 6 main sections. Read every line. The most important checks:
- Tenant Name spelt exactly as on your Emirates ID (this matters for Ejari)
- Contract dates match what you verbally agreed
- Annual Rent matches verbal agreement (and matches sum of all your cheques)
- Security Deposit ≤ 5% (unfurnished) or 10% (furnished)
- All cheque dates are listed if paying multiple cheques
- Additional Terms section captures every verbal agreement (parking, pets, etc.)

After Signing: Ejari Registration
Once the contract is signed, register Ejari immediately — by default this is your responsibility as tenant. Without Ejari you can't connect DEWA, renew your residence visa, enrol kids in school, or use the RERA Rental Dispute Centre.
Your Rights as a Dubai Tenant
- Protection from eviction without legal notice (12 months minimum for personal-use eviction)
- Right to 90 days written notice before any rent increase
- Right to refuse rent increases above the RERA Rent Index cap
- Right to security deposit refund within 30 days of move-out
- Right to file disputes at the RERA Rental Dispute Centre
- Protection from landlord entry without your permission
