Can You Get a Rent Reduction in Dubai at Renewal? What the Law Allows
Last updated 25 October 2026
Most renewal talk in Dubai is about increases. But the law works both ways.
What the law says
Article 13: at renewal, the landlord and tenant may amend any term or review the rent, 'whether increasing or decreasing it'. If they cannot agree, the Tribunal (now the Rental Disputes Centre) may determine a fair rent using the Article 9 criteria — RERA's rent criteria, the economic situation, the property's condition and average rents of similar properties in the area.
Yes. Article 13 allows the rent to be reviewed at renewal, increasing or decreasing it. If the parties disagree, the Rental Disputes Centre may set a fair rent.
How much notice do I need to give to ask for a reduction?
At least 90 days before the contract expires, unless your contract says otherwise (Article 14).
What evidence helps a rent reduction request?
The DLD Rental Index result for your unit, recent rents for similar units in your building or area, and the condition of the property — the factors listed in Article 9.
