- Current version: v1.4
- Language: bilingual Arabic + English side by side

- Format: PDF or printed government form
- Six numbered sections
- Signature blocks on every page
Section 1: Owner / Landlord
- Owner Name — must match title deed exactly
- Landlord Name — usually same as owner
- Emirates ID number (15 digits) or passport number
- Contact phone (UAE mobile preferred)
- Contact email
Section 2: Tenant
- Tenant Name — must match Emirates ID exactly (Latin spelling)
- Emirates ID number or passport for non-residents

Section 3: Property Details (most error-prone)
- Building Name — full official name as on title deed
- Location / Area — e.g. Dubai Marina
- Property Number — unit identifier
- Plot Number — from title deed (e.g. 351-0)
- DEWA Premises Number — 8-digit from any DEWA bill
- Property Size in square feet
- Property Type — Apartment / Villa / Commercial / Other
- Property Usage — Residential / Commercial / Mixed
Section 4: Contract Period
- Contract From — start date
- Contract To — end date (From + 12 months typical)
- Sign Date — actual signing date
Section 5: Financial Terms
- Annual Rent in AED
- Contract Value
- Security Deposit (5% unfurnished or 10% furnished cap)
- Mode of Payment (1, 2, 4, 6, or 12 cheques)
- Cheque numbers and dates
Top 5 format errors that cause Ejari rejection
- Wrong DEWA Premises Number
- Wrong Plot Number (mismatch with title deed)
- Tenant name spelt differently than Emirates ID
- Security deposit above 5% / 10% legal cap
