Check Ejari Status & Verify a Tenancy Contract in Dubai
Last updated 25 October 2026
A signed contract isn't the same as a registered one. Here's how to check Ejari status in a couple of minutes — and what to verify before handing over cheques.
Three ways to check
1
Dubai REST app
Log in with UAE PASS. Registered contracts appear under certificates; pending ones show in 'My Requests' with their status.
2
DLD website
Use 'Download Ejari Certificate' and enter the Ejari contract number plus the DEWA premises number or Dubai Municipality number.
3
Ask for the certificate
A registered landlord or agent can share the Ejari certificate PDF; check the numbers on it against the DLD lookup.
Red flags before you pay
Landlord name doesn't match the title deed and there's no power of attorney
Log in to the Dubai REST app or the DLD website. Registered contracts can be downloaded as an Ejari certificate; pending ones appear under 'My Requests'.
What do I need to download the Ejari certificate?
The Ejari contract number and the DEWA premises number or Dubai Municipality number.
Why does it matter if the contract is registered?
Registration is needed for DEWA, visas and many services, and the Rental Disputes Centre expects a registered contract when you file a case.
How can I tell a tenancy contract is genuine?
Confirm the landlord's name matches the title deed (or a valid power of attorney), the agent holds a RERA licence, and the contract is on the DLD unified form.
