What Dubai law says

Dubai law does not mandate a rent receipt for every payment, but tenants can and should request one for their records. In a dispute, a landlord who cannot show a clear record of what was paid and when weakens their position. It is best practice for landlords to issue receipts and best practice for tenants to keep them.

Is a landlord obliged to give rent receipts in Dubai?

Not by strict law, but every well-run tenancy issues them. In a Rental Dispute Centre case, a tenant who has receipts wins the 'what was paid' question every time.

What if the landlord refuses to give a receipt?

Send a written request. Keep your own bank record showing the cheque clearing to the landlord's account, which is an equally strong evidence of payment.

Can a WhatsApp confirmation count as a rent receipt?

Yes — WhatsApp messages are admissible evidence in Dubai. A dated WhatsApp confirmation with the cheque details is treated as a receipt.

What if a cheque bounces?

The landlord should notify the tenant in writing immediately. The tenancy contract usually specifies a bounce penalty (AED 500-1,000 typical). Repeated bounces are grounds for termination with proper notice.

Should the receipt reference the Ejari number?

Yes — it ties the payment to the registered tenancy and removes any ambiguity if the parties have multiple tenancies together.

How long should I keep rent receipts?

For the duration of the tenancy plus at least 2 years afterwards. Deposit refund disputes commonly arise 30-60 days after vacating; other claims can arise up to a year later.
