What Dubai law says

Article 24 of Dubai Law No. 26 of 2007 requires the landlord to respect the tenant's quiet enjoyment of the property. Entry without notice is not permitted, even for legitimate purposes. 24 hours notice is the standard minimum, given at a reasonable time and for a reasonable duration.

How to deliver it

Email or WhatsApp with acknowledgment. Registered post is not necessary for routine inspections.

If they ignore it

If the tenant unreasonably refuses lawful access after proper notice for a legitimate purpose, the landlord may file at the Rental Dispute Settlement Centre. Conversely, a landlord who enters without notice breaches Article 24 and can be ordered to pay compensation.

Frequently asked

Can a landlord enter without notice in Dubai?

No. Article 24 of Law 26/2007 protects the tenant's quiet enjoyment. Entry without notice — even for maintenance — is unlawful and grounds for a compensation claim.

How much notice must a landlord give?

24 hours is the standard minimum. For non-urgent purposes (buyer viewings), 48-72 hours is more usual and courteous.

Can the tenant refuse a landlord inspection?

For lawful purposes with proper notice — no, if reason is legitimate (annual maintenance, prospective tenant/buyer viewings, urgent repair). The tenant can propose an alternative time but not refuse outright.

How long can an inspection last?

Long enough to serve its purpose. Routine inspections are typically under an hour. All-day access without justification is unreasonable.

Can the landlord bring third parties?

Yes if reasonably necessary (contractors, prospective tenants). Not a large group as a visit.

What if the landlord keeps entering without notice?

Log every incident with dates and evidence. File at the Rental Dispute Centre citing Article 24 breaches. Compensation for interference with quiet enjoyment is a recognised head of claim.
